Selling is not convincing.
It is understanding the problem better than the person living it.
Twelve years selling across art, real estate and training. I have run an award-winning agency, dealt with clients in three languages, and learned one thing that never changes: first you build the trust, then the signature comes.

How I close a sale
A client never buys the product: they buy the move from where they are to where they want to be. Whoever understands that distance better than the client does earns the right to walk it with them.
Diagnosis
No doctor prescribes without a diagnosis. Before talking about solutions I ask precise questions: where the client is today, with real numbers, where they want to get to, and what has blocked them so far. Only the diagnosis earns you the right to prescribe.
Listening
On a call my first job is to work out whether I can genuinely help, and how. An "I need to think about it" is not a no: it is a question the client has not asked yet. I bring it out and answer it before we get to price.
Closing
If the first two stages are done properly, the close does not need forcing: the objections have already dissolved and the client closes on the call, for their reasons, not mine.
“A sale closes when your certainty
outweighs their doubt.”
What a client actually buys
Behind every purchase there are two reasons: the surface one, which the client can articulate, and the emotional one, which almost never gets said out loud. The reassurance of having chosen well, the recognition of the people around them, the feeling of moving forward.
An objection is not an obstacle: it is the exact point where one of those reasons has not been answered yet. Price, timing, distrust — every "no" has a precise address. The closer's craft is finding it before the call ends.
“I learned to sell where nobody buys out of need”

In an art gallery nobody “needs” a painting: you buy it because something inside says yes. That is where I started, in Pavia. A year after joining Tecnocasa I was running an agency, with 40+ sales and 70+ lettings a year — up to 2nd place in the Lombardy region for production in 2019. Then I started from scratch in the Canary Islands: international real estate and consultative selling in training, in three languages.
How many sales does your team lose after the first “no”?
If you are looking for a closer who does not burn leads but walks them to the signature, let's talk.
